Selling with us in 6 steps
1 - Book your free valuation
Correctly pricing your property is an important factor to consider. Our local independent property experts will provide honest, accurate advice. They will explain the current market conditions and trends so you know how best to position your property to maximise its value, providing advice on how best to market and promote your home.
2 - Upon instruction
A convenient appointment will be arranged for your property professional to go through the required paper work relating to the chosen service. Bespoke property particulars will be created noting the unique selling features of your property, we will create a clear and accurate floor plan with professional imagery and a video tour, if requested. Your properties coordinated launch will be arranged including an open day, if required.
3 - Launching your property online
A full colour draft brochure will be submitted for your approval within 24 hours of production, once approved by yourself following any amendment requests, we will make your property listing live to the local and national buyer market We will pro-actively promote your property to our established buyer database and generate early interest where possible. Viewings will be coordinated for an open day or first available viewing slot. A "For sale" board can be erected if agreed. SMS & email marketing alerts will be issued and a systematic buyer follow up process will be put in place.
4- Viewings and feedback
All viewings will be accompanied by your property professional, with all buyers qualified in advance of the appointment. All bookings are confirmed with both parties by SMS & email and re-confirmed prior to the appointment. Following the viewing, initial instant feedback will be provided with comprehensive feedback within 24 hours.
5 - Offers and qualification of buyers
All offers are fully qualified. If a buyer is purchasing with cash funds- hard copy evidence will be requested. If a purchaser is buying with a mortgage, their suitability will be established by our independent mortgage advisers. If a buyer has a related sale, the terms and details of this sale will be established. All data handled is in accordance with current GDPR legislation.
6 - Agreement of sale, exchange & completion
Upon successful agreement of sale "sales memorandums" will be issued immediately to all parties confirming the details of the transaction, including special conditions or deadlines. Weekly updates will then be provided by your dedicated sales manager, who will guide you and the parties involved, every step of the way through the legal property conveyance. We will ensure the quickest and smoothest of transactions, maintaining constant communication to the point of exchange and completion.
